For brokers and landlords: real estate and site criteria

Your next tenant grows food.

And brings the neighborhood back every week.

Area 2 Farms turns commercial space into a USDA Certified Organic farm with a Farm Stand out front. It fits in 3,500 to 5,000 square feet, and it gives people a reason to show up that no app can replace.

A tenant the internet can't replace

Online shopping emptied a lot of storefronts. It can't copy a place people want to be. At an Area 2 Farms farm, buying food and seeing your neighbors happen in the same stop: members pick up their harvest, neighbors shop the Farm Stand, and kids watch food grow.

The trip is short and the payoff is real. Every farm sits within 10 miles of the people it feeds, and the food was harvested that week.

What a farm can be

Underused space, new value

Vacant gas stations, dormant office parks, surplus parking lots, and shuttered storefronts. We look for the spaces others pass on and turn them into a place the neighborhood gathers.

Why landlords want a farm

01

Value from hard spaces

In Fairfax, Virginia, a lot that sat vacant for 25 years became a farm the neighborhood values.

02

A reason to come back

Members pick up their harvest every week of the year. That habit brings steady visits to the property.

03

Commerce and community in one stop

People shop the Farm Stand, meet their farmer, and run into neighbors. Online shopping can't copy that visit.

04

A short trip, a big payoff

Each farm sits within 10 miles of the people it feeds, so the visit is easy and the food is fresh.

What we look for

The space

  • 3,500 to 5,000 sq ft of usable interior space. Bigger is not better.
  • A vanilla box: a clean, flexible shell that needs no major structural work.
  • 16 ft ceilings and 300 amps of power.
  • Utilities in place: water, power, and basic ventilation.

The location

  • Close to the people who buy, in dense neighborhoods where families care what they eat.
  • Easy to stop by: parking, foot traffic, or both.
  • Zoning that allows growing and on-site sales. Many zones fit, and the Urban Farms Toolkit has model language.
  • Spaces others pass on: vacant gas stations, dormant office parks, surplus parking lots, and shuttered retail.
